What is Happening in LLHOA, updates as of May 3, 2020.


Maintenance:

  • Surveillance security system is being installed at the clubhouse. It includes 22 cameras recording the areas in and around the clubhouse. Upon completion of the installation of surveillance system, the security guard service will no longer be necessary.

  • Demolition of the office interiors started a year ago, is being completed with the removal of the drywall and insulation from the walls and ceilings by several volunteer members on Saturdays. The demolition and the coordination of volunteers are due to the effort of the maintenance committee. Removal of the tired, water stained and damaged drywall will provide the added advantage of allowing the Board to assess the condition of electrical wiring, plumbing, heating and air conditioning ducts and insulation in the space. It has already been determined that most of the wiring must be replaced because it is not up to code. The space will be thoroughly evaluated upon completion of the demolition. Volunteers from novices to journeymen are needed to help with the many repairs of the clubhouse and grounds, including painting, planting, website design, electrical, light construction, equipment examination and repairs, etc., to help rebuild LLHOA.   • Golf course greens: Fertilizers and fungicides have been applied to the golf course greens in advance of aeration, reseeding and sanding. According to a golf course consultant, the grass in many spots around our golf course is cool weather grass. There are pros and cons to the cool weather grass. The pro being it is one of the more attractive grasses on the golf course; the con is cool weather grasses die off from the heat of summer, leaving unsightly brown patches during the summer prime golf season. The golf course consultant strongly recommends replacing the cool weather grass with a hardier heat tolerant grass over the next three to four years. This means in the next 3-4 years before the new grass is fully established, the golf course may not look its best. Once established, it is much easier to maintain, and stays green in all seasons. The Board will have to make a decision on how to proceed.

  • Pool maintenance has started, the pool is looking very good. The pool equipment (pumps, heaters, chlorinator, water pipes, timers) was checked out. One of the three pool pumps has a leak and doesn't pump properly. Recommendation is to remove and replace the pump. Expectation is that the pool will be ready for use when the health restriction is lifted.


Search for Vendors:


  • Restaurant committee continues to look for potential tenants. The membership of the restaurant committee continues to expand, some of the recent members have experience in the restaurant business. The committee continues to explore the type of restaurant that would benefit the HOA and the community. A few restaurateurs have already expressed interest in the space.

  • Tennis: The Board is in discussion with a few tennis pros regarding providing tennis lessons on our tennis courts and supervising a tennis program.


Legal Actions:


  • The Board is in discussion with four former employees, or their attorneys, who are suing the HOA for not allowing employees to take breaks and working extra hours without pay. Arbitration has been requested by the employees, the LLHOA attorney has gotten involved.

  • The Board is dealing with an Arbitration regarding uniform provider. The alleged issue is former CEO cancelled the contract and the HOA has not paid payments as required by contract. The Board is in discussion with the company to get the fact, before it responds.

  • Ecolab is pressing a claim against the HOA for non-payment of contractual obligations. The Board is in the process of getting more details.


New Sales and Employee management program:


  • POS: Options for Point of Sales (POS) programs are currently being evaluated by the Board. Four POS programs with a focus on golf are currently under consideration. The Board hopes to provide an update at the regular monthly meeting.

  • Employee Management program: The Board approved the use of Paychex flex system to track Employee work hours, to replace the labor intensive process the club used for the past year. The new system is totally integrated with payroll by an app on the employees' phone or through a terminal in the workplace. The system tracks not just the time the employees start and stop work, but also mandatory breaks. If an employee fails to log out for lunch or at the end of the shift, the system will notify management.
